How a roof claim usually goes
Every carrier is a little different, but most roof claims follow the same path:
- You report the damage to your carrier and get a claim number
- An adjuster schedules a visit to inspect the roof
- The carrier issues an estimate (the scope) and a first payment
- Repairs or replacement are completed
- Any held-back depreciation or approved supplements are released
The adjuster visit
With your permission, we meet the adjuster on the roof and point out the damage we documented. We're a licensed roofing contractor, not a public adjuster — we don't negotiate your claim. We make sure the roof is measured and documented accurately.
Policy terms that decide what you pay
Two homes with the same damage can get very different checks. The terms that matter most for roofs:
- Replacement cost (RCV) vs actual cash value (ACV)
- Roof surface payment schedules that pay less as the roof ages
- Percentage wind/hail deductibles — 2% of a $300,000 home is $6,000
- Cosmetic damage exclusions for hail
- Ordinance or law coverage for code upgrades
Your deductible
You pay your deductible. We never promise to waive or absorb it, and you should be wary of anyone who does — it can be insurance fraud in South Carolina.
Not sure what your policy says?
Our free Insurance Inspector reads your declarations page and roof endorsements and explains them in plain English, with an estimate of what a new roof would cost you under each scenario.
